Fitch Affirms DVI’s credit ratings at ‘BBB-‘; Outlook Stable

23.12.2024, Frankfurt am Main – Fitch Ratings affirmed DVI’s credit ratings at ‘BBB-‘. This applies to the bond rating and to the company’s (D.V.I. Deutsche Vermögens- und Immobilienverwaltungs GmbH) Long-Term Issuer Default Rating. The Outlook is stable. The rating was previously confirmed for the last time in October 2023.

According to Fitch, the rating reflects the “solid income visibility from its fully-occupied, affordable rent Berlin residential” portfolio, making up 2/3rd of rental income. The residential buildings Energy Performance Certificates were viewed positively, with over half in band “B”. While the commercial portfolio is higher risk, it “offers potential rental growth” and features a “solid tenant quality, low tenant concentration” and an “average lease length of 4.7 years”.
