Erfurt: Urban quarter “Altonaer Höfe” combines residential and commercial use
30. March 2023The development plan was published in the official gazette, giving us the green light for our “Altonaer Höfe” project in the city of Erfurt, East Germany. Due to its central location in Germany, the city of 250,000 inhabitants is becoming increasingly attractive. The capital Berlin is less than 2 hours away by high-speed ICE train, Frankfurt and Munich can be reached in 2.5 hours.
We are developing a new mixed-use neighborhood on the approximately 11,600 square meter site on the corner of Altonaer Straße and Schlachthofstraße in Erfurt’s Johanensvorstadt district. Where there was previously only commercial space, around 100 residential units will be created, around 20 percent of which will be social housing, as well as around 10,000 square meters of gross floor area (GFA) for offices and non-disruptive commercial activities. The urban development planning was carried out by MOW Architekten from Frankfurt am Main. Possible start of construction is in the 1st quarter of 2024.
“We continue to invest in Erfurt and are convinced of the city’s positive development. With the Altonaer Höfe quarter, we are creating new, affordable living space and at the same time developing a contemporary mixed-use development comprising housing, offices and other commercial uses that will enrich the neighborhood near Erfurt University of Applied Sciences,” says Karsten Kluge, Managing Director of DVI Group.
Green and car-free in the interior of the quarter
The area is currently used by a car dealership with an associated workshop and office space. In the course of the conversion, only the main building along Schlachthofstrasse will remain, which is to be revitalized and used for offices and non-disturbing business in the future. Four new three- to four-story residential buildings with a gross floor area of around 8,700 square meters are being built in the quiet inner area of the quarter. They will replace the current workshop buildings, which will be completely demolished.
The design of the open spaces inside the quarter also meets key planning objectives of the city of Erfurt: The areas between the buildings will be largely unsealed and generously planted, and the new buildings will have green roofs. To free the Altonaer Höfe from car traffic, an extension of the existing underground parking garage is planned under the new buildings. Two neighborhood squares will also enhance the quality of life.
A mix of 20 percent one-room apartments and 80 percent two- to four-room apartments is planned for the approximately 100 apartments. All apartments will have balconies or terraces – and thus a link to the green center of the site. The loose residential development planned at the rear will be screened from the street by the existing development in front.
Erfurt is one of DVI’s most important investment locations: In addition to the Altonaer Höfe project, the group owns more than 100,000 square meters of office space in the Thuringian capital as well as the mixed-use property F1 – Forum am Anger.
